A Full Home, Just Smaller

An accessory dwelling unit has everything a house has, at a smaller scale: its own entry, kitchen, bath and bedroom space. It can be freestanding in the yard, attached to the main house or built inside a converted garage.

Zoning comes before layout or price. The city or county decides whether your lot qualifies, how big the unit may be and whether it can be rented, and we confirm those answers first.

Building an ADU, Piece by Piece

  • Structure

A freestanding unit gets new footings and framing. A garage conversion keeps its slab and walls and gains insulation, new partitions and a finished floor.

  • Utility connections

Water, sewer and power brought out to the unit. A short run from the main house and a long trench across the yard can price very differently.

  • Interior finish

Insulated walls, kitchen cabinets and counters, a tiled bathroom and a bedroom area, all trimmed and painted with the same care as the main house, so it feels like a real home.

Questions That Come Before Pricing

  • The zoning answer

Whether an ADU is allowed on your lot, its maximum size, its distance from property lines and whether it can be rented all come from local rules.

  • Garage or freestanding

Converting a garage reuses an existing shell and usually costs less, but you lose the parking. A freestanding unit offers more privacy and costs more to build.

  • Who will live there

An older relative and a renter want different things: one may need no steps and a short walk to your door, the other a separate entry and somewhere to park.

Asked About ADUs

How is an ADU different from an addition?

An addition expands your house. An ADU is a separate dwelling with its own kitchen, bath and entrance, which brings different zoning rules and often longer utility runs.

Does the ADU have to match the main house?

Some local rules may call for similar exterior finishes; others leave it open. Either way, we can match cladding colors and trim so the unit looks like it belongs on the lot.

Space on the Lot for a Second Home?

Describe the lot, where a unit might fit and whether it is meant for family or income. We will talk through the zoning questions to settle first.
